Virtually every home built on Atlanta's expansive clay soil develops foundation cracks over time. The question is which ones require action and which don't.

Hairline Cracks (Under 1/8"): Cosmetic in almost all cases. Monitor them with pencil marks and dates to track growth. If stable over 12 months, they require no structural intervention.

Diagonal Stair-Step Cracks in Block Foundations: Indicates differential settlement. Warrants a structural engineer's evaluation if cracks are widening or if doors and windows are sticking.
